Air Sealing

Air sealing is one of the most effective ways to improve your home’s comfort, reduce drafts, and prevent heated or cooled air from escaping. Many homes lose energy through small gaps, cracks, attic leaks, crawl space openings, and poorly sealed areas that allow outdoor air to enter. At DBS Repair, we identify problem areas and provide professional air sealing solutions designed to help your home stay more comfortable year-round.

Understanding the Stack Effect

By the laws of convection, warm air rises and escapes through dozens of cracks and openings in the attic. As it leaves, an equal volume of new air is pulled in from the crawl space, basement, and outside, only to be heated and lost again. This continuous cycle is known as the stack effect, and it can waste energy 24 hours a day. Professional air sealing helps stop this airflow by closing the gaps where conditioned air escapes and outdoor air enters.

A clear warning sign is dirt-stained insulation. This often means your insulation is filtering leaking air and trapping dust like a furnace filter. Wherever you see staining, your home may be losing conditioned air. Insulation alone cannot solve the problem because it does not stop airflow, which is why DBS recommends air sealing before adding insulation.

The stack effect happens when warm air rises and escapes through the upper levels of your home, pulling cold outdoor air in through lower gaps and openings. This constant air movement can make rooms feel drafty, increase energy bills, and force your HVAC system to work harder. Proper air sealing helps control this airflow and keeps conditioned air where it belongs.

Air Leaks Are Built Into the House

Many air leaks are hidden in areas homeowners rarely see, including attic access points, rim joists, crawl spaces, plumbing penetrations, wiring gaps, recessed lights, and basement openings. Even small leaks can add up to major energy loss over time. Sealing these areas helps improve comfort, indoor air quality, and overall home performance.

How leaks happen

Joints & Contractor Holes

Wood shrinks and connections loosen, so once-tight joints open up. Electricians, HVAC crews, and plumbers drill and saw channels for their runs, creating gaps from tiny openings around outlets to large holes where pipes pass through framing and cantilever soffits.

Common places we seal

The Usual Suspects

Around pipes and wires, around the chimney, duct chases, between framing and drywall at the top of walls, can lights, pull-down stairs and scuttle holes, rim joists and sill plates, sump-pump holes, and the basement.

Air Sealing: What to Expect

During your inspection, DBS Repair will look for common sources of air leakage and identify areas where your home is losing energy. Our team will explain the issues clearly and recommend the best air sealing solutions for your property. The goal is to reduce drafts, improve efficiency, and help your home feel more consistent from room to room.

1.

Free on-site inspection and estimate

DBS Repair assesses the home and tests for leakage in ducts, the attic, windows, and elsewhere, then recommends solutions

2.

Prioritize the biggest leaks

The largest and highest-impact leaks, often in the attic and rim joists, are targeted first.

3.

Seal the envelope

Gaps around can lights, framing seams, pipe and wire penetrations, chimneys, and duct chases are sealed.

4.

Duct sealing

Leaky ductwork is sealed so heated and cooled air reaches the rooms it is meant for instead of the attic.

5.

Insulate

With leaks sealed, insulation is added so it can finally perform, rather than burying unsealed leaks under a foot of material.

Why Air Seal with DBS Repair

With professional inspection, proven solutions, and experience in basements, crawl spaces, insulation, and home performance, DBS can help create a tighter, healthier, and more efficient home.

Sealing Comes First

DBS Repair seals leaks before insulating, so insulation is not wasted and leaks are not buried out of reach.

Beats the Stack Effect

Stopping the top-to-bottom air cycle cuts the energy your home wastes around the clock.

Duct Sealing Included

Sealed ducts keep furnace-heated air from leaking into a cold attic, so you run the system less.

Fewer Drafts

Sealing the leaks behind drafty rooms and uneven temperatures restores comfort.

Better Indoor Air

Less unfiltered air pulled from the crawl space and basement means cleaner indoor air.

We Fix Others’ Misses

DBS Repair finds and seals the leakage points left behind during original construction.

Mike assessed our attic and gave a thorough explanation of issues to improve the insulation of our townhome. He gave a number of possible scenarios with varying price points. He was very professional and honest about what he thought each option would accomplish. No pressure just helpful to understand what is possible.

June 24, 2026 Trevor, with DBS foundation, base and insulation, just completed work on my Madeline Island Cottage on Lake Superior. The work, included Excavation, shoring and replacement supports in the Crawl Space of this 1940 Lake home. I was pleased with the technology at DBS uses, and the knowledge and technical proficiency that Trevor had in doing the work. He was thorough, and listen ed carefully to my concerns. I was absolutely 100% satisfied with his work and that of his assistant Corbin. If you are in need of foundation repair in Minnesota and Wisconsin, I highly recommend DBS. Donald W Laukka, architect.

Nick and Rob from DBS stopped out to do some warranty repairs last week, specifically to spray some foam insulation in just a few areas that were missed in the original crawlspace encapsulation. They did a great job; quick and clean work. I'm quite pleased.

Thank you so very much for insulating our basement and stabilizing our basement floor. Jake did a great job of explaining what needed to be done and Westin completed the work. We are very pleased with the work done and how well they kept us informed of the project. We highly recommend DBS.

Icicles! Up and down our eaves when no one else in the neighborhood had them! We called DBS and Myke came out to do an inspection. He helped us clearly understand our problem--very old insulation and hardly any baffles--and outline our solution. Joe and Griffin did a great job with the repair! They were extremely courteous and careful in our home; and so easy to work with. I had no idea that insulation needed to be replaced, but now we aren't dreading the next cold days...as much!

We had Bryan out to perform an inspection of our attic for a few issues we were encountering. Bryan was prompt and on time. He called the day prior to the appointment to confirm the time. He inspected our insulation and attic and helped us identify another problem as well. Kudos to Bryan for being professional and personable. I would recommend Bryan to anyone looking for home inspection and repairs.
Overall great experience. They did a fantastic job of explaining all of the work. Added the different kinds of insulation in very tight areas. And the clean up was superb. Would highly recommend DBS.
It started with a busted water pipe, 200 gal of water in my basement, leading to a new found hole in my basement wall & other surprises. I researched, cried some, researched more, made calls, had a couple different companies come out. Honestly? The 1st phone conversation with Bonnie Sundberg's DBS Foundations, Basements & Insulation I had? Gave me a much needed breath of relief. The compassion & reassurance meant everything. Bo Meintz was my Specialist. He took time to answer the most outside of the box questions & concerns. And trust me, after 200 gallons of water? You question A LOT. I am thankful for Bo and his patience. His knowledge and explanations , superb! Thank you!

I had a great experience with DBS. Scheduling of the energy inspection was simple and fast. The Design Specialist, Justin, conducted a thorough energy audit. Justin was very knowledgeable, explained things at my level, and he provided all of his recommendations without at all being pushy. He communicated via text and email and responses were always timely. The cost of the insulation installation seemed to be comparable to competitors. The job was completed in a few hours and the crew cleaned the area well. I’d definitely use DBS again and would highly recommend Justin.
