A homeowner in Savage, MN, contacted DBS Residential Solutions with concerns about movement around the property, drainage issues, and the slope of the yard. The homeowner was also considering removing and replacing an approximately 11-by-14-foot concrete patio.
After evaluating the existing concrete, the DBS team determined that replacement was not necessary. Instead, the current slab could be repaired and preserved, helping the homeowner avoid the added cost and disruption of a full tear-out and replacement.
Foreman Shane Ng and his crew completed the concrete repair project while working within the access limitations of the property. Because the backyard could only be reached from a side street, the team used plywood to protect the sidewalk, tree roots, and surrounding areas as equipment was moved into place.
The crew was able to achieve a full lift of the concrete, improving the pitch so water would drain away more effectively. They also sealed the joints and cracks in the concrete and addressed cracks along the foundation to help protect the repaired areas.
The property is part of an HOA, so the project also required consideration of HOA standards and responsibilities. The homeowner planned to coordinate portions of the restoration with the HOA, including reseeding disturbed areas after the project was complete.
By repairing and lifting the existing patio instead of replacing it, the homeowner was able to address the movement and drainage concerns while saving a substantial amount compared with installing a brand-new slab.
